Getting Started

The process begins with you and your vision for your new home.

Thank you for selecting BluePrint Homes to be your builder. We are here to guide you through the home building process from start to finish. We want you to be happy with your design and material selections and we are confident this will be a positive and exciting experience for you.

Step #1 Budgeting

The first step in any building project is to determine how much you want to spend and how this translates to a monthly mortgage payment. This is a very personal decision and we are here to help you, however we will never pressure you to spend more than you are comfortable with.

Financing: Most construction loans can be rolled over to a long term fixed mortgage. You can use your own bank, or Blueprint Homes has a network of lending institutions that are active in the new construction market and offer very flexible loans that can be tailored for your needs.

Step #2 Design progress

We have access to over 10,000 house plans and have the resources necessary to modify any plan to fit you requirements. We first sit down together and discuss what you’re looking for. We then select a plan which meets your specification or we continue to modify a existing plan until it exactly the way you want it.

As an example you tell us that you want a: 2000 Sq. Ft. Ranch- style home with three bedrooms on the main level and two in the walk-out lower level, with a three car garage, gourmet kitchen and formal dining room. We will find two or three plans which meet your needs and keep narrowing it down from there. Perhaps you have the need for wheelchair accessibility, a media room for family movie nights, or have growing teens that need their own space- we will work with you to select the design plan which will match the features you are looking for and will fit your budget. We are happy to modify any design plan based on your specific needs.

Step #3 Secure a building lot

The location of your new home is a very important one. After you identify a potential lot, we will assess whether the design plan for your new home will fit the lot, with attention paid to setbacks, minimum elevations and covenant requirements specific to your location.

Step #4 Contract

We will provide you with a firm price quotation contract with allowances, and a copy of our one-year warranty. Please understand we expect you to make changes as we assemble you new home, we welcome change orders. The purpose of the change order is to modify the original plans and specifications in a formal written document(s) describing the specific change(s) to be made, priced accordingly and signed by both parties for documentation.

Step #5 Building Permit

We will submit your approved plans and specifications for a building permit with the local authority. Once the permit is issued, the building process begins and your home begins to take shape.

Step #6 Progress payments

Progress payments or often called “construction draws” are invoices we submit to you for payment. Generally they are submitted every two weeks and payment is expected within one week.

Tips:

  • The common wisdom about importance of making decisions is the earlier the better. This gives us more time to source the material or tradesmen that will improve the quality of your home. If decisions are not made in a timely manner, our choices are limited and our costs will be higher. We want to avoid having to pass those increased costs on to you, and we need your help to do this.
  • Don’t be afraid to ask questions! Why is something done this way? How does this work? We are happy to answer any questions to make to comfortable with every step of the process.
